Impact Summary & Project Overview

At full build-out, the six LGI Homes, Inc. projects — Big Sky Estates, Colson Ranch, Lago Mar, Park Vista at El Tesoro, Pinewood Trails, and Sweetwater Ridge — are expected to deliver approximately 5,779 residential lots across the Dallas-Fort Worth, Austin, and Houston MSAs. Together, these master-planned communities span more than 1,600 acres and include approximately 40 acres of commercial development, supporting residential development, housing growth, and public infrastructure investment in some of Texas’s most active real estate markets.

Big Sky Estates – Located in the Dallas-Fort Worth MSA, this 440-acre master-planned community is expected to deliver approximately 1,325 residential lots and 31 acres of commercial development at full build-out. Amenities will include a playground, splash pad, pickleball court, soccer field, basketball court, volleyball court, pond, walking paths, dog park, and picnic area with barbecue grills.

Colson Ranch – Located in the Austin MSA, this 333-acre master-planned community is expected to deliver approximately 1,100 residential lots and 9 acres of commercial development at full build-out. Amenities will include a splash pad, pavilion with tables and outdoor grilling equipment, walking trails, and a catch-and-release fishing pond.

Lago Mar – Located in the Houston MSA, this 175-acre portion of the larger Lago Mar master-planned community, known as Lago Mar POD 9, is expected to deliver approximately 601 residential lots at full build-out. Residents will have access to the broader community’s completed amenities, including a 12-acre lagoon with white sand beaches and watersports, a resort-style pool, 3,000 sq. ft. clubhouse, fitness center, playground, and the Blue Lagoon Bar & Grill.

Park Vista at El Tesoro – Located in the Houston MSA, this 109-acre subdivision is expected to deliver approximately 613 residential lots at full build-out as part of the larger El Tesoro master-planned community. Amenities will include a gazebo, group grill, picnic tables, playground, and walking trails.

Pinewood Trails – Located in the Houston MSA, this 291-acre master-planned community is expected to deliver approximately 956 residential lots at full build-out. Amenities will include a 4-acre community park with playground equipment, splash pad, gazebo, walking trails, and a picnic area with barbecue grills.

Sweetwater Ridge – Located in the Houston MSA, this 310-acre master-planned community is expected to deliver approximately 1,184 residential lots at full build-out. Amenities will include a playground, splash pad, dog parks, a fully stocked fishing lake, community walking trails, and frisbee golf.
